Structured daily processes, consistent standards, and high-quality leasing execution across every property — from initial lease-up all the way through long-term stabilization.

Clear, accurate reporting and ongoing oversight — owners always know exactly where their asset stands. Books open by default. Variance narratives, not just numbers.

Strategic oversight and performance optimization — managing every asset as if we owned it. Every line item connects back to NOI, hold strategy, and the eventual exit.

Roughly 1,000 units of Class-A multifamily delivered across South Florida since 2012 — through our sister division, TM Residential. Sites selected, capital structured, communities delivered.

Asset underwriting, due diligence, capital structuring, and full investment-lifecycle management. We pursue assets with conviction and a long view — and walk away when the math doesn't work.

Court-appointed receivership and lender-directed stabilization across distressed and REO assets. We step in when situations are difficult — and operate them with the same discipline we'd apply to a stabilized hold.
TM Realty Services is headquartered in Coconut Grove, FL, serving some of the nation's most active multifamily markets. We combine financial discipline, operational rigor, and a genuine ownership mindset — because great management starts with caring as much about your asset as you do.
Property management isn't a single-customer business. Three groups have to win for the asset to perform — and we've built our entire model around that math.
Happy residents don't move. They renew, they refer, and they take care of where they live. We invest in the resident experience — because that's the foundation a high-performing community sits on.
We treat your capital with the seriousness you treat it with. Transparent reporting. Decisions framed in NOI and IRR. Direct access to principals — not account managers reading from a script.
Great service is built from the inside out. Our on-site and corporate teams get the training, tools, and support to operate at a higher standard — and stay long enough to actually master it.
Every decision tested against a single question — is this what an owner would do?
Standards, playbooks, and on-site cadence applied with consistency, not improvisation.
Books open by default. Variance narratives, not just numbers. No surprises in the report packet.
Every line item connects back to NOI, hold strategy, and the eventual exit.
Find the issue before the resident does. Or the auditor. Or the lender.
Service that earns renewals — not just referrals.
Our leadership averages more than thirty years across multifamily, mixed-use, and institutional real estate — and every principal is hands-on in the portfolio. When you call, you reach the person actually managing your asset.
